The Client Problem
A multi-storey residential apartment complex in South Brisbane experienced recurring water leaking into the basement carpark directly beneath the common podium deck. Previous repair efforts focused primarily on localized basement ceiling injection without successfully identifying or resolving the primary surface ingress points.
Uncontrolled water migration threatened basement utility areas and increased the risk of concrete spalling along slab soffits.
The Alliance Diagnostic Investigation
- Thermal Imaging & Moisture Mapping: Inspected the underside of the slab and podium deck, identifying horizontal water travel beneath bedding layers prior to basement discharge.
- Diagnostic Zone Testing: Conducted isolated testing across expansion joints, planter junctions, and thresholds, determining that the original membrane had failed along key structural movement joints.
The Remediation & Rectification Execution
- Podium Surface Demolition: Removed compromised tiles and saturated bedding screed back to sound structural concrete.
- Substrate Repair & Joint Detail: Prepared the concrete substrate, repaired active surface cracking, and installed flexible elastomeric joint detailing across movement joints.
- High-Performance Waterproofing Application: Applied a continuous, elastomeric waterproof membrane designed for long-term structural movement capability.
- Re-screeding & Surface Reinstatement: Re-established correct falls to storm drainage points and reinstated anti-slip surface finishes.
