The Client Challenge

An industrial logistics and light manufacturing warehouse in Rocklea, Brisbane featured a 1968-constructed 2,400m² corrugated asbestos roof. Severe hail storms had fractured ridge caps, allowing water to drip directly onto CNC machinery and finished goods. The landlord's insurer threatened to cancel coverage unless the hazardous roof was completely replaced within 90 days.

Critical Constraint: The tenant could not halt factory operations. Any airborne asbestos contamination would trigger mandatory WorkSafe site shutdown and millions of dollars in liquidated damages.

The Alliance Integrated Solution

  1. Internal Catch Drop-Sheets & Scaffolding: Installed continuous heavy-duty internal flame-retardant plastic catch-decks beneath the roof purlins to isolate the factory floor from above-roof works.
  2. Zoned Sectional Stripping: Divided the 2,400m² into 6 discrete 400m² work bays. Each bay was unbolted under PVA suppression, decontaminated, and waterproofed within a single 8-hour shift.
  3. Air Monitoring Matrix: Continuous static and personal air pumps running 24/7, with samples analyzed daily by an independent NATA laboratory (all readings <0.01 fibres/mL).
  4. High-Performance Re-Roofing: Installed 0.48mm BMT Colorbond sheeting, heavy-duty Anticon foil insulation to cut internal summer heat by 8°C, and oversized 450mm custom box gutters with emergency overflow sumps.

Results & Statutory Handover

The project was completed in 18 working days with zero safety incidents or weather delays. A statutory Form Section 473 Asbestos Clearance Certificate was issued by an independent Licensed Asbestos Assessor, enabling the property owner to secure a 15-year building insurance policy renewal and increase the asset's valuation by 18%.
